Exterior Waterproofing: The Permanent Solution for Serious Foundation Water Problems
Exterior waterproofing stops water before it ever contacts your foundation wall. It's a bigger investment than interior systems, but for the right home, it's the only true permanent solution.

When a homeowner calls us about a severely wet basement, significant foundation wall deterioration, or a home where interior systems have already been tried and failed, exterior waterproofing is often the answer. It's more involved and more expensive than interior waterproofing — but it addresses the problem at its source, before water ever contacts your foundation.
What Exterior Waterproofing Involves
Exterior waterproofing means excavating the soil away from your foundation all the way down to the footing — typically 8 to 10 feet deep on a full basement — so we can access, repair, and waterproof the exterior face of the foundation wall.
The process:

Excavation: We dig down to the footing around the affected portions of the foundation, usually with a mini-excavator. The excavated soil is stockpiled for backfill.

Wall preparation: The exposed foundation surface is pressure-washed to remove all soil, debris, and loose material.

Crack and defect repair: Any visible cracks, spalling, or deteriorated mortar joints are repaired before waterproofing is applied.

Waterproofing membrane: We apply a commercial-grade rubberized waterproofing membrane to the entire exposed foundation surface. This creates a continuous, flexible, waterproof barrier that moves with the foundation without cracking.

Drainage board: Dimple-profile drainage board is installed over the membrane. This board has a critical function: it creates an air gap and drainage plane that allows any water that reaches the wall to travel down the face of the membrane to the footing drain rather than building up hydrostatic pressure against the wall.

Footing drain installation: A new perforated PVC pipe is installed at the footing level, embedded in clean drainage stone. This drain captures any water that reaches the base of the wall and routes it to a daylight discharge or sump.

Backfill and restoration: The trench is backfilled with clean stone in the lower portion and topsoil above, then graded to slope away from the foundation.
When Exterior Waterproofing Is the Right Choice
- Homes with severely deteriorated foundation walls that need surface repair
- Situations where interior access is impractical (mechanical equipment, finished spaces)
- New construction or major additions where the foundation is already exposed
- Cases where interior systems have failed to solve the problem
- Homes with significant hydrostatic pressure from high water tables
The Northeast Ohio Freeze-Thaw Consideration
In our region, exterior waterproofing is ideally done in spring, summer, or fall. Frozen ground makes excavation extremely difficult, and waterproofing membranes need to be applied above freezing temperatures to cure properly. We typically schedule exterior projects for the April through October window.
Investment and Warranty
Exterior waterproofing is a significant investment — costs vary depending on depth, linear footage, and site conditions.
