Signs your crawl space needs attention
A wet, unsealed crawl space does not stay in the crawl space. The moisture and mold underneath your home end up in the air you breathe upstairs. These are the signs it is time to take a look.
Standing Water or Damp Ground
Water pooling on the crawl space floor or a constantly damp ground surface means moisture is entering faster than it can evaporate. A wet crawl space feeds mold, wood rot, and humid air that rises into the living space above.
Musty Smell in the Home
Roughly half the air in your first floor comes up from the crawl space. A musty, earthy smell inside the house often originates underneath it — and means the crawl space is full of moisture and likely mold.
Mold or Wood Rot on Joists
Visible mold growth, dark staining, or soft, rotting wood on the floor joists and subfloor means moisture has been present long enough to do real damage. Rot weakens the structure; mold affects air quality throughout the home.
Open or Missing Vapor Barrier
A torn, thin, or missing vapor barrier — or bare dirt floor — lets ground moisture evaporate straight into the crawl space air. Older homes often have a flimsy 6-mil barrier that has decomposed or been pulled apart.
Sweating or Condensation
Condensation on ductwork, pipes, or the underside of the subfloor is a sign the crawl space air is loaded with humidity. Wet ductwork can also rust insulation and degrade your HVAC system over time.
Cold Floors and High Energy Bills
An unsealed, vented crawl space lets cold, damp air flow under your floors all winter. Cold floors and higher heating bills are a common symptom of a crawl space that has not been encapsulated and conditioned.
How we encapsulate a crawl space
Encapsulation is more than laying down plastic. We seal the ground, the walls, and the vents — and add drainage and dehumidification so the space stays dry for the long haul.
Heavy-Duty Vapor Barrier
We install a 20-mil reinforced polyethylene vapor barrier across the entire crawl space floor and up the foundation walls, sealed at every seam and penetration. This is not the thin 6-mil plastic many homes have — it is a durable, sealed liner that stops ground moisture from entering the space.
Vent Sealing & Air Control
Foundation vents are sealed to keep humid outdoor air out. An open vent in a humid climate lets warm, moist air into a cool crawl space where it condenses — the opposite of what most homeowners assume. Sealing the vents is a core part of encapsulation.
Drainage & Sump (When Needed)
When groundwater is present, we install a perimeter drainage channel and a sump pump to move the water out before it reaches the surface. Encapsulation controls moisture in the air; drainage controls water on the ground. Many crawl spaces need both.
Dehumidifier Installation
A commercial-grade dehumidifier sized to the crawl space keeps humidity in the safe range and is plumbed to a continuous drain so it never needs emptying. This is what keeps an encapsulated space truly dry and conditioned long-term.
